Looking to furnish a new home on a budget? Where do you start?

Like most you're going to head to craigslist or maybe a local Facebook page for "yard sales".  If you are looking to find higher quality used  furniture or  just about any household item you need to look at local estate sales.  Generally, estate sales are only held at higher income homes with nicer items; the company holding the sale needs to have value in the item in order for them to make money too.  

There are several websites that list local estate sales in your area. If the seller wants they can also upload or share links to some of the items to be sold.  Here are a couple of best to use websites that will let you search by location and are popular among selling agencies:
Some tips for picking a estate sale:
  • Find sales in wealthy neighborhoods for the best items!
  • Look at photos of what is for sale to see if any items spark an interest or the items that are being sold fit your style.
  • Get there early! Many second hand stores, antique dealers, and others looking for a deal try to get the best items by getting there first.
  • Some sellers will reduce the prices as time goes on in order to try to sell everything in the house.
  • Try to bargain with the seller. Remember bargaining turns more to your favor if you are buying more items.
  • Come prepared to take what you paid for. Some sellers will not hold items.

Selecting a Professional Contractor




There are several factors to choosing a general contractor (GC) for your project.  One qualifying step should be checking to see if the contractor is licensed for your job. Whether you're in Atlanta, Marietta, or Roswell the state of Georgia provides an website that you can easily search for any professional license  CLICK HERE.  It is highly recommended that you also get the credentials of sub contractors and verify them.  Not all fields require a license but (not limited to) electricians, plumbers, and residential general contractors do.

Licensed professionals are held to a standard by the state they must pass a state exam, may require higher education credits, continuing education, and re-qualification.

There are professional organizations for just about every licensed profession. These organizations will check and verify the contractor.  They may also require exams, continuing education, and provide continuing education courses. Two great local resources are The National Association of the Remodeling Industry of Atlanta  & Greater Atlanta Home Builders Association.

Disposing of Asbestos Material



Removal of asbestos can be enough of a headache with all the worry of exposure, labor of removal, and regulations.  The final part of the process can be the most expensive- disposal!

Because of the regulations on asbestos it can only be disposed of at certain locations.  This could require the hauler to travel further than normal and does add to the cost.  Furthermore, disposal fees for asbestos is based on cubic yardage of the container (not the amount  in the dumpster), landfills have "profile" fees, and additional fees/taxes!  Also, asbestos needs to a minimum of bagged twice, wet, and determined to friable or non-friable.

In Georgia if you are doing an abatement job at your personal residence you do not need to file any paper work with the state; there still needs to be a manifest forms (Click  Here) with and in each load. 

The most important part of disposal is to know that you (the homeowner) are responsible for the asbestos forever; even after it is buried!!  

It is highly recommended that you leave the any hazardous material abatement to a professional and allow them to hold the liability.

Do I need permit to place a dumpster on the street in Atlanta?

If you are looking to put a dumpster on the street within the city limits of Atlanta you will need a permit.  The city code (sec. 138-61) refers to this as "Dumpsters in the right-of-way". 

Basically what it boils down is:
  • Permits are $35
  • Each day the dumpster is on the street it is $15. This includes day one.
  • A sketch must be provided to show barricades and reflectors
    • there are restrictions on placement (fire hydrants, disabilities parking, bus stop, etc)
  • Reflectors & barricades 
  • Signed Application
  • A certificate of insurance with the City of Atlanta listed as the holder.

Dispose of Rail Road Ties.

Railroad ties can be a pain to dispose of in certain areas. Most landfills, transfer stations, and dumpster companies will not except them. The main factor to this issue is the weight and that they are treated with Creosote.

A standard tie is 8' long, 6.5" high, and 8.5" wide and weight anywhere from 140 - 200+ lbs. Because of the weight if you were to fill a dumpster it would most likely put the dumpster over it's haul away weight.

Creosote is considered a possible human carcinogen and does contain hazardous chemicals, but the EPA does not regulate the disposal.  This means that disposal regulations are handled by state and local governments; privately owned disposal sites can have  their own regulations.

The best way to determine how to dispose of them is to call a local landfill/transfer station or call a local dumpster rental company to see if they can dispose of them.

Dumpster On Sloped Driveway

We often get questions about sloped driveways and if they are going to be an issue.  Due to our trucks, system, and bins they generally are not. The slope and driveway have to be parallel;  perpendicular angles can cause a tipping issue.  As long as the slope is about the same, there shouldn't be an issue.

We have never had a driveway where we could not place a dumpster when the slope has been parallel.  A driveway with a flat section, then a sloped section can propose more of a problem when trying to get unhooked.

Although the picture does not do any justice, this driveway was very steep but had enough room at the top to place it without any issues.

Renter Beware of Hidden Fees!


Most dumpster rental companies do not provide a straight forward pricing; there could be additional fees for delivery, pick up, environmental, and/or special local taxes. The amazing parts is that in some companies these fees are floating fees that change depending on the cost of fuel!

For example a local dumpster company here in Atlanta will rent you a 10 cubic yard dumpster for $300 for 7 days, but then they charge you $50 for delivery (as if you can go pick it up from them) and a environmental fee that floats!  The current environmental fee is 15.32%!  By the time you are all done with the dumpster your cost would be $403.62!!!  That is approximately 34% more than the "dumpster rental"! Adds up quick.

Why do dumpster companies do this?  No clue!  Seems just silly to us!

Dumpster Driveway Damage




Driveway damage from a dumpster can leave scraps, cracks, gouges, rust stains, and etc.  Not all damage is permanent, but either way it is an eye sore.

Dumpster damage is easily avoided with planning and communication.  If the company you rented the dumpster from does not provide any type of driveway protection or not complete protection (protection from roller(s) and rails) you can provide it.  The driveway needs to be protected from all rollers and rails; this will keep it from ever touching the surface. For most situations a sheet of plywood cut up into 4 equal parts would work; 2 parts for rails and 2 for rollers (you  should check with the dumpster company to see how many rollers their dumpsters have).  Most companies will place the provided protection under the dumpsters.

The truck that carries the dumpster can cause more damage than the dumpster!  The big tri-axle trucks can easily crack your drive, break off chunks along edges, knock down wires, and if they go off the driveway they will damage the landscape.

What size dumpster do I need for shingles?


What Size Dumpster Do I Need For Shingles?





This is simple question, but the size dumpster you need might not include enough weight to cover the weight of the removed shingles.


The first thing that you will need to know is how many square feet (SF) or squares (SQS) (SF ÷ 100= SQS), how many layers, and shingle type (3 tab or 30 year/ Architectural).  See the chart below.

The next thing you need to know is what will the weight be.  This is  very important so you can avoid or lessen the overages.  Every 10 Sqs of 3 tab shingles weights approximately 1 ton (2,000 lbs); remember if you have more than one layer of shingles you need multiply to account for the additional layers (example a double layered 30 Sqs roof is actually 60 Sqs). Every 10 Sqs of 30 year or Architectural is approximately 1.5 - 2+ tons; this shingle type can weight 1.5 - 2x the weight of 3 tab!


Once you know total Sqs and approximate weight you can make a good decision when ordering a dumpster for  your new shingle job. Remember that dumpster rental is based on size, weight, and time.

Paper or plastic? Dogs or cats? The correct answers depend on what you need, want or prefer.
Similarly, dumpsters and the Bagster also have their own sets of pros and cons. So before you use one or the other, make sure to do your homework to see which one is best for you and your project.

Container Size And Materials Accepted

The main determining factor for you might be what you can fit in the dumpster or Bagster.
Dumpsters come in a variety of sizes from 4- to 40-yard bins and hold both small and large items, including boxes, furniture, landscape and home renovation materials, appliances, clothes, trash and clutter. You can talk with the dumpster operator to see which size they would recommend for your project.
The Bagster is designed to handle smaller jobs like garage, attic or yard cleanouts and is 2 1/2 feet high, 4 feet wide and 8 feet long. It has a 3-cubic-yard capacity and can hold up to 3,300 pounds of debris or waste. The Bagster is available in one size.

Durability

Placement

Georgia's House Bill 206

On July 1, 2015 the Georgia House pass bill HB206 that makes it illegal to pass a garbage collection truck and can carry a fine of $250!


How are dumpster sizes determined?

A common  misconception is that dumpster sizes are based on length, but are actually based on the interior cubic yardage space. The dimension will vary by company, container manufacture, truck, and lift system.  


One  cubic yard is 3’ x 3’ x  3’ box and a 10 cubic yard bin would be able to hold 10 one cubic foot  boxes and a 20 yard would hold 20 boxes.


Figuring out cubic yard is pretty simple; (Length in feet x Width in feet x Height in feet)/27= cubic yard.  For example our 10 yard bin: (10 x 7 x 4 = 280)/27=10.37 cubic yards.

Dumpster Placement


When considering where to have your dumpster placed there are some items to think of: access to placement location, placement surface, and ease of loading.


How will the dumpster get to location where you want it?  For most people this is simple; on the driveway to one side.  There are always some things to consider before ordering  your dumpster: height clearance (low wires), turn radius of delivery vehicle, and width (most common if going through a fence). In order for Bin There Dump That Dumpsters of Atlanta/Marietta to access a drop location we need a min of 10’ height and 9’ width clearance; those requirements are lower than any of our competitors.


When it comes to placement there are two main factors: slope/angle and surrounding hazards.  Slope/angle has never been an issue for our dumpster system; the only thing we need to able to do is be parallel with the slope.  A bin cannot be place at an angle or perpendicular to the slope. Surrounding hazards need a clearance of 5’ on the door end and 3’ on the sides. This ensures that we have a enough room to safely deliver and pick up all dumpsters.


With Bin There Dump That Dumpsters the surface where the dumpster is being placed is an non issue.  Whether it is being placed on a blacktop or concrete driveway we protect the surface 100% with custom boards (with stops) for the roll and rails; the bin never touches the surface.  When a dumpster is placed on a solid surface there is a high probably of damage from the roller and rails during the dropping and pickup of the dumpster.  Also, if the rollers and rails are in contact with the surface there is a good chance of rust stains.  If you are going to have it placed grass, gravel, or other natural surface the trucks can cause minimal surface displacement to severe damage.  Dumpster trucks can weigh 6 tons to 10 tons without any load!  Yet again our truck are the lightest in the Atlanta/Marietta market and will cause the least amount of damage.  Another thing to think about is the weather;  if it has rained and ground is soft this increase the probability of severe damage.


Loading the dumpster is extremely important.  You want to make sure that you can open both (or at least one) doors and have a straight clear access to the loading end.  Being able to open the door makes loading easier and prevents from having to lift items over the rim. Also, being able to walk into the bin makes it much easier to organize the loading and maximizes use of all available space.

Things to Consider When Renting a Dumpster`


Whether you are renting a dumpster to dispose of debris from a construction job or cleaning out a house there are numerous factors to take into consideration that can and will affect the rental. We will cover some of the top things you will need to consider:
  • Types of debris:  There are several types of waste, but the two main types that most deal with when it comes to dumpsters is MSW (Municipal Solid Waste) and CND (Construction And Debris).  Household items are considered MSW; kids toys and furniture are examples.  Most interior or exterior construction debris are considered CND.
  • Size: Dumpster sizes vary from as small as 3 cubic yards to 40 cubic yards and availble sizes vary by company.  One common misunderstanding is that dumpsters are based on linear feet, but they are actually based on “Cubic Yards”; 1 cubic yard is a 3’ wide x 3’ long x 3’ height box (27 square feet).  A 20 yard dumpster does not mean it will be 20 feet long, but that the interior dimension will hold 20 x 1 cubic yard boxes. FYI, if you were to take an Ford F-150 and fill the bed of the truck with water until it spilled over, the volume of water would be about 2 cubic yards.
  • Customer Reviews: Find out what others have to say about the company and their services.  You can look into Google reviews, Bing, Angie’s List, etc.  This will give you a solid idea on how how the company operates.
  • Tonnage: How much weight is included with your rental?  Majority of dumpster companies set how much weight they will cover until there is additional fees.  Some companies do not cover any weight.  Also, you need to find out what they charge for additional tonnage and if it is pro-rated. 99% of our customers do not go over the allotted weight.
  • Additional Services: What else do they offer and/or what do they charge for additional services?  A vast majority of dumpster companies do not offer any additional services, but some will offer some form of driveway protection.  At Bin There Dump That Dumpsters we offer 100% driveway protection (bin never touches the driveway) and post job cleanup under the bin at no additional charge.
  • Access, Placement, & Space:  Where you would like the dumpster to be placed, is there enough room for a truck to get in (hazards: low wires, narrow drive, sharp curves, etc) and then actually put the dumpster down? Also, will the dumpster size fit where you need it without restricting access to job site and/or loading?  Look at where you want it placed and then look at how the truck would get to that location.  We are able to access through 9’ or wider gates and 10.5’ height clearance.
